Delivering a Phased Office Refurbishment in a Live Operational Environment

G&B Civil Engineering was appointed by Nexus to deliver a phased office refurbishment, transforming outdated working areas into a modern, high-performance environment through careful planning, coordinated delivery, and minimal disruption to live operations.

Scope of Works

G&B Civil Engineering delivered a complete internal refurbishment package, managing the project from initial strip-out through to final handover, including:

  • Full internal strip-out of existing finishes, partitions, and services
  • Installation of new internal wall systems and glazed screens
  • Suspended ceiling installation and ceiling upgrades
  • New flooring finishes throughout
  • Electrical upgrades including power, lighting, and data infrastructure
  • Installation of a new air conditioning system
  • Full redecoration and finishing works

Every element was carefully sequenced to ensure quality, efficiency, and minimal disruption to ongoing operations within the building.

Key Challenges & How We Solved Them

Delivering Works in a Live, Operational Office Environment

One of the main challenges was carrying out a full internal refurbishment while Nexus staff continued to operate within the building. To manage this, we implemented strict site segregation measures, clearly separating construction zones from live office areas. Works were carefully phased to maintain safe access routes, while noisy or disruptive activities were scheduled outside of peak working hours wherever possible. Daily communication with Nexus ensured full visibility of progress and allowed us to respond quickly to any operational requirements or adjustments.

Maintaining Programme in a Fast-Paced Refurbishment

The project required close coordination between multiple subcontractors, suppliers, and client stakeholders to maintain momentum within a tight programme. Through proactive scheduling, detailed sequencing, and continuous coordination on site, we ensured that each phase of the refurbishment progressed efficiently without compromising quality. This collaborative approach allowed us to deliver the project on time and in line with client expectations.

Outcome

The completed refurbishment has transformed Nexus Headquarters into a modern, functional, and high-quality working environment. The upgraded office spaces now provide improved comfort, better usability, and a more efficient layout for staff and visitors alike. Importantly, the project was delivered on time and with minimal disruption to day-to-day operations, demonstrating G&B Civil Engineering’s ability to perform in complex, live environments. This project reflects our capability to deliver high-specification internal refurbishment works that balance technical execution with operational sensitivity and client collaboration.

Why It Matters

Office refurbishments directly impact how organisations operate, collaborate, and perform.

This project demonstrates how a carefully managed refurbishment can significantly improve workplace functionality without interrupting essential operations.

Key outcomes include:

  • Improved workplace efficiency through better spatial layout and upgraded infrastructure
  • Enhanced staff experience with improved lighting, climate control, and internal finishes
  • Minimal operational disruption, achieved through phased delivery and careful planning
  • Future-ready workspace design, supporting evolving digital and operational needs
  • Optimised use of existing assets, extending the lifespan and value of the building
